Across the street from Fairfield U - Excellent Location!

LOCATION, LOCATION, LOCATION! For Fairfield U employees and students because you will not need a car. We are located across the street from Fairfield University, a 10 minute walk to the Dolan School, a 12 minute walk to downtown and the train station. The rental is $1,550/month and includes a clean, sun-filled, furnished lower level apartment with a queen sized bed (you supply your own bedding & towels), a couch, tables & chairs, kitchen cups, plates and utensils, private full bath, heat, hot water, electricity, kitchenette (full sized refrigerator and microwave), washer/dryer use and WiFi. The studio has a pool table, outdoor deck and steps outside is an inground pool.

The fun part:
We are 2 adults and prefer to interact with our renter without imposing in their lives. If we are around, we say hello and goodbye when you enter or leave the home, as we all share the front entrance. If the renter is up for it, we have monthly dinners to get know each other. If not, no pressure. We have an ideal situation for an international graduate student or international faculty member who is looking for the safety of a family and cultural interaction, while offering full independence and a quiet place to study. The studio is best suited for a single individual and is offered AS IS. Meaning if something is not mentioned, it is not included.

We offer no main kitchen privileges and allow very light cooking in the studio. A student or faculty member on the college meal plan is the best fit. In the past, we have successfully rented our space to a Professor, a Sports Trainer for the Fairfield U Men's Basketball team, Graduate Students on the tennis and lacrosse teams and many other Graduate Students who were looking for their own private space close to the University. We still speak with many of them.

The details:
We have a dog and a cat living in the main part of the house, not the space for rent. Please consider this if you are allergic because they will greet you at the front door when you come home!
There is a 9 month minimum stay. The studio is offered from Fall through Spring in accordance with the school year.
No parking offered. We have a tiny driveway. The University offers on campus parking for around $200.
No pets. No smoking.
The business end:
We require a signed 9 month lease, 1st month's rent, last month's rent and a $1,550 deposit ($4,650 total). If you are an athlete on scholarship we will work out these details with you individually. The deposit will be forfeited if the tenant breaks the lease and vacates prior to the end of the school year (May 2026). We expect a couple of days wiggle room at your arrival, but it must be mutually agreed upon and approved on a case by case basis. The deposit is returnable at the completion of the lease on the condition that the studio and appliances are left in the same condition they were in when the tenant took possession of the space.
